At Modera St. Paul, each leaseholder is allotted one parking spot. Garage parking only for $50-100/month. No carports or uncovered parking

Our leasing office hours are Mo - Fr: 9:00 am - 6:00 pm, Sa: 10:00 am - 5:00 pm, Su: 1:00 pm - 5:00 pm
Does the community have gated access?
Yes, we have a controlled access garage.

How do I submit regular and after-hours maintenance requests at Modera St. Paul?
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Do you offer courtesy patrol?
We do not offer courtesy patrol at Modera St. Paul.
How do I get my packages? Do you have package lockers?
Packages are delivered to the package room, which is accessible with self-serve Luxer One package lockers.
Do you offer a valet trash service?
We provide recycling services for our residents. Our community features Valet trash services.

Modera St. Paul features studio, 1-, 2-, and 3-bedoom homes.
Do you allow pets?
We love your furry companions and welcome up to two per apartment home. There is a one-time pet fee of $400 with $25/month pet rent. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
Are there penthouse options available?
Penthouse options are available for select units on the 15th and 16th floor. Additional features include a waterfall countertop in the kitchen.
Do the homes have air conditioning?
Our apartment homes come equipped with air conditioning to keep you comfortable all year long.
Do the homes have washers and dryers?
Each apartment home comes with an in-home full-size washer and dryer, making laundry day a breeze!
What kind of appliances does the kitchen have?
Our Dallas, TX apartment homes offer ENERGY STAR® stainless steel appliances.
What type of countertops do the homes have?
The kitchens at Modera St. Paul feature quartz countertops.
Do the refrigerators have an ice machine?
Our stainless steel refrigerators come equipped with an ice machine.

Every stainless steel single-basin kitchen sink at Modera St. Paul comes equipped with a garbage disposal.

Is there a community pet park?
We love your furry friends at Modera St. Paul and offer a pet spa for residents from 8 AM - 8 PM.

We proudly offer a community grilling station at Modera St. Paul for our residents to enjoy.
Are there coworking/work from home stations?
Our residents can utilize our 24-hour coworking spaces in our clubhouse at their convenience.
Is there a community clubhouse?
The Modera St. Paul clubhouse is open until 10 PM on weekdays and until 11 PM on weekends.
Is there a community pool?
At Modera St. Paul, we proudly offer a pool that is open from 9 AM – 10 PM.
Are utilities included?
Utilities are not included in the rent payment at Modera St. Paul.
Do you accept Section 8 vouchers?
Modera St. Paul does not accept Section 8 at this time.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

When is rent due each month?
Rent is due by the 4th of each month.
Can the home be sublet or listed on short-term rental platforms like Airbnb or VRBO?
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.

What lease terms are available?
Our community offers a variety of lease terms to meet your needs. Please select an available home to view on our floor plans page for available lease terms.
How much is the deposit?
At Modera St. Paul, the deposit is $300, the application fee is $85, and the administrative fee is $150.
What steps does Mill Creek take to prevent rental application fraud?
At Mill Creek, we use advanced fraud detection tools to protect both our communities and applicants. These include identity verification, income validation, and document authentication technologies that help flag altered or suspicious information. We also work with trusted third-party partners like Snappt and use screening tools that verify applicant data in real-time.
Is renter's insurance required?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renters insurance policy to MillCreek.ConfirmInsurance.com.
Do I need to complete a PetScreening Profile?
Yes — and we're glad you asked! At Mill Creek Residential, we believe pets are part of the family. That's why all residents are asked to complete a quick pet profile through PetScreening.com.
Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.
